Which hospital would I be referred to?+
HUCA. Asturias abolished its eight health areas and replaced them with three under Decreto 86/2025, published in the BOPA on 30 June 2025 and reported as in force from early 2026. Oviedo falls in Area II, Centro-suroccidente, whose reference hospital is HUCA. Read that as Oviedo's designation and not as Asturias's: Gijon sits in Area III, Oriente, and its reference hospital is Cabuenes. Any guide naming HUCA for the region as a whole, or using the old area numbers, is out of date.
What is the weather like in Oviedo?+
Wet, foggy and mild. AEMET's 1981 to 2010 normals for station 1249I, whose printed municipality is Oviedo, give an average annual temperature of 13.3 degrees, 960 mm of rain, 122.3 days with a millimetre or more of rain, 97.6 foggy days and 1756 hours of sunshine. The station sits at 336 metres and its printed municipality is Oviedo, so this is the city's own record rather than one borrowed from a station in another municipality.
Which population figure should I use?+
Name the operation and stay with it. At 1 January 2025 INE's Censo Anual de Poblacion gives 223,576, INE's padron gives 223,968, and SADEI's residente de referencia series gives 223,512, with 224,565 at 1 July 2025. All are official, all share one reference date, and none converts into another. We use the Censo anual figure on this page, because that is the operation the foreign resident counts come from.
How many foreign residents live in Oviedo?+
Two answers, both from INE's Censo Anual de Poblacion at 1 January 2025, because there are two measures. By nationality, 21,702 residents hold a foreign one. By country of birth, 36,559 were born outside Spain. Both are INE's own published figures rather than something we derived. They count different things, and the gap between them is wide, so treat any single number quoted without its measure with care.
Which are the largest foreign communities?+
Colombia leads on both measures. By country of birth the five largest groups are Colombia, Venezuela, Ecuador, Cuba and Paraguay. By nationality they are Colombia, Venezuela, Romania, Paraguay and Morocco. Those are the five largest in each list rather than the full set of origins. The country rows are INE's own, but the tables they sit in publish no foreign total, so any total assembled from them would be ours and not INE's.
How good is the price data by area?+
Reasonable, with two holes. Idealista's July 2026 report lists nine districts for Oviedo and prices seven; Corredoria-Huca-Teatinos and Parroquias Norte-Naranco carry no figure. One warning on that first name: the Huca in it is a place label inside an Idealista district name, not the hospital. We do not publish the barrio tier below the districts, so a single figure still covers a lot of ground in each one.
Is Oviedo cheap by Asturian standards?+
No. Idealista's July 2026 asking figure for Oviedo sits above the one it publishes for the province of Asturias, so it is not a bargain measured against its own region. That province figure is also the one we show on our Gijon page: Asturias is a single province and a single autonomous community, and one observation covers both cities without describing either one's immediate surroundings. Every figure here is an asking price.
How is Oviedo connected?+
Renfe operates a Cercanias Asturias nucleo covering the city, and the metre gauge network is Renfe Cercanias AM, renamed from FEVE in 2021, though a transport authority's own page still prints Feve, which is not evidence the name is current. We obtained no operator published line list for either network anywhere in this batch, and Renfe's own Asturias map yielded no line codes. Aeropuerto de Asturias sits in the municipality of Castrillon, and Aena put it at 2,051,342 passengers and 15,783 aircraft movements across full-year 2025. Those are passenger movements rather than tourists.
What are the costs of buying property in Oviedo?+
When buying property in Oviedo, budget for property transfer tax (ITP) of 8% up to 300.000 € (9% up to 500.000 €, 10% above that, each band taxed at its own rate, as with income tax), plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Asturias rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Oviedo?+
Annual property ownership costs in Oviedo include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Oviedo within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Oviedo?+
When selling property in Oviedo, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Asturias as anywhere in Spain. Plusvalia municipal is set by the town hall of Oviedo and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Oviedo no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
